Barsham Barns consists to two sets of rural barn conversions: five at North Barsham close to Wells-next-the-Sea and Holkham, and at Haveringland, close to the Georgian market town of Aylsham.
The barns at North Barsham lie in a tranquil little river valley, close to the beautiful North Norfolk coast. These elegant retreats all have private gardens with sunny corners to relax in. Choose from a cottage for 4, to a magnificent granary for 14, with plenty of things to do locally whatever your interests or age. Just ask or see our website for our favourites.
At Barsham here’s a spa/jacuzzi pool for 10 with adjoining steam room that may be booked for exclusive use. Also two games rooms: one with table tennis and darts, the other with table football.
At Haveringland, near Aylsham, we have 2 beautiful barns, sleeping 6/8 or 8/9. They’re in the grounds of a 17th century Queen Anne Hall, with vegetable parterre adjoining the barns. Situated between the coast and the Broads, there’s plenty of choice of activities nearby.
All of our barns are superbly equipped with oven, microwave, hob, fridge/freezer, dishwasher, washer/dryer, wood burner, WiFi, television, DVD player, Freeview, charcoal barbecue. Bedlinen and towels are provided. Extras such as cots, highchairs, booster seats, baby monitors, sterilisers, all freely available by request. Welcome tea tray on arrival and fresh flowers in season.

In the past Little Barsham was used for rearing lambs and sheltering sheep. This barn has an intimate rural atmosphere: sunny cottage in summer or snug hideaway in winter. Built from traditional Norfolk brick and flint, there are exposed beams and big picture windows with more contemporary touches. There is a small courtyard garden to the south as well as a terrace and lawned garden. This is a very spacious barn for a small family or cosy retreat for a couple.

Most recently Long Meadow housed the milking parlour and, dating from 1715, is the oldest property on the farm. The oak-beamed sitting room looks across a sunken Mediterranean garden to the lovely Stiffkey River valley beyond. A tiny staircase leads up to an eagles’ nest overlooking the main living area. The dining room has an elegant oval wooden gateleg table seating eight, with antique crystal chandelier and gilt mirror. A mixture of contemporary pieces and antiques gives this barn an elegant but relaxed French country feel.

This spacious single-storey brick and flint building was once the old stables, with lovely views across the meadow to a little Victorian church. Its generously proportioned rooms have a Scandinavian mood, decorated in shades of blue and green. On one side there is a sheltered south facing courtyard and on the other, a terrace and lawn. Ideal for two families or grandparents with their offspring to share as bedrooms are in separate wings, with the dining room and sitting room between.

Once a threshing barn, High Barsham has been transformed into stylish and spacious living accommodation with a contemporary eastern influence. Bronze lanterns and coloured glass illuminate the embroidered cushions and wooden antiques of the interior. The heavily beamed roof space houses a secret den, accessed via a spiral staircase. The open plan dining/kitchen area is perfect for entertaining and in summer the double doors open onto a sunny south facing walled courtyard garden with views down the peaceful Stiffkey River valley.

This stunning property was converted from the massive 19th century granary and faces south and east towards an unbridged ford on the river and the gentle rise to Barsham Hill. From the comfort of the first floor sitting room you can gaze out across calm green fields and grazing sheep. This huge open plan space extends past a central island kitchen to a large airy glazed dining room with more fabulous views down the valley. All bedrooms have either ensuite shower or bath.
