Lavender Barn - Rooms

Lavender Barn has been beautifully converted to provide a high specification home with impressive original features. The outdoor space provides another room with its undercover seating area and impressive outside fireplace and barbeque.

INSIDE:

Bedrooms

Sandringham Room (Master Bedroom) - Large double room with king-sized bed and ensuite bathroom with free standing bath, shower cubicle, double sinks, heated mirror

Walsingham Room (Bedroom 2) - Large double room with double bed and ensuite bathroom.

Stiffkey Room (Bedroom 3) - Double room with twin beds.

Holkham Room (Bedroom 4) - Double room with double bed.

Bathroom - There is an additional large family shower room with heated mirror for the Stiffkey and Holkham Rooms on the first floor.

Burnham Room - (Bedroom 5) - Located on the ground floor - Large double room with twin beds and ensuite shower room. Has small seating area with TV.

All bedrooms excluding Stiffkey and Holkham Rooms have a wall mounted flat screen TV with digital channels.

Kitchen

Fully equipped and hand built fitted kitchen with granite work surfaces incorporating a Belfast sink and butchers chopping block. The cooker is an Aga and there is also a dishwasher and fridge freezer. The natural slate floor benefits from under floor heating. The ceiling is timber panelled and has exposed beams and large rustic timber stud work columns giving an open plan feel to the main receptions room.

Second Kitchen/Utility Room

This room is accessed off the kitchen and includes a built-in electric oven, ceramic hob and stainless steel sink with drainer. There is also a washing machine, microwave and another fridge freezer

Family/Dining Room

Open plan area with a large wooden table for 10 guests and a 42" wall mounted flat screen TV with DVD player accessed through a large brick archway from the reception hall - open plan and ideal for entertaining. Timber panelled ceiling with exposed roof timbers and oak panelled walls, large Italian chandelier, with access to the barbecue area with open fire place.

Sun Room

This is a lovely light south facing room with double doors leading out to the enclosed garden and separating the Burnham Room from the main house. There is also a raised hardwood glazed skylight and exposed beams. This provides a comfy area with chairs and sofas ideal for reading and relaxing. There is a small flat screen TV and stereo with ipod docking station in this room.

Drawing Room

Beautiful curved brick open fireplace with built in wood burner. Double aspect windows and double doors lead to another side and rear garden. Oak floor, fitted uplighters and connecting door Sun Room. Again comfy sofas and chairs and a large flat screen TV and stereo are provided in the room.

Sitting Room

This room has a panelled ceiling with exposed beams, a large flat screen TV with comfy sofa and bean bags.

OUTSIDE:

Garden

There are two garden areas at the property, one of which provides an enclosed courtyard with outside fireplace and covered seating area, ideal for an English summer barbeque. Patio furniture and barbecue are provided.
