Chels Barn is a quality barn conversion with 6 bedrooms, 2 bathrooms and 2 wet room showers. It has a large and well equipped kitchen, as well as large living and dining rooms so it can be booked with Toft Barn (within the same courtyard) for 20 guests. The dining and living rooms are wonderful, with high barn ceilings and lots of beams, matched by elegant chandeliers. The ground floor has under floor heating with luxury flooring such as solid oak, travertine and a marble floor in the kitchen. Upstairs there are 2 bedrooms (2 double and 1 twin). There are three ground floor bedrooms (1 triple and 2 single). All bedrooms have hand made mattresses and charming antique furniture. Outside there are lovely views, an acre of natural fields and BBQ and seating for those sunny afternoons!

This is our smallest Party House and suitable for 11 - 12 guests. Toft Barn itself is a beautiful and very old (the historic house experts think it could date back in part over 350 years) detached stone barn. It is situated in the courtyard surrounding Toft Hall. It has 2 doubles and 3 twins and 1 single (which can be made into a twin room if you require it, but this would be smaller than a normal twin room). One of the bedrooms is downstairs with an en-suite wet room for guests who prefer not to climb stairs. All five bath/shower rooms are modern and newly fitted. All first floor bedrooms are fully carpeted (and centrally heated with radiators). The downstairs rooms benefit from underfloor heating and therefore have solid oak floors. All beds have quality handmade mattresses and crisp white linen. Towels are provided for all guests free of charge. Both the large lounge and the dining room table can easily accommodate all guests. The kitchen is excellent quality and newly fitted.

Situated in Back O’th Brook, near Dovedale, the Manifold Valley and Alton Towers, Merrymeet is a charming barn conversion that has been newly renovated in 2007. There are seven bedrooms, all with quality handmade mattresses and crisp white linen on the beds. There is one quad (with four single beds), 2 double bedrooms and 4 twin bedrooms. Four of the bedrooms and three bathrooms are downstairs (including one fully wet room for less mobile). A further three bedrooms and two bathrooms are upstairs. The stunning kitchen has every facility for large groups, lots of granite work-surfaces, a large fridge freezer, two cookers, etc. The large sitting room has lots of comfy leather sofas, a large television, DVD, CD and Radio. The dining room has a large table to dine up all guests (Chef & waitresses can be hired too!). Additionally there is a large games room with table tennis and other games. Outside there are stables (useful for storing bikes!) a patio with BBQ and seating and 3 further acres, with lovely views up the little valley. Footpaths lead directly through the Peak District National Park from opposite the property.

Situated in Waterfall, close to Dovedale, Hamps Hall has been completely renovated in 2006 to a high standard. It is a wonderful example of contemporary living, combined with original beams and architectural features. Hamps Hall has 9 bedrooms; 4 double, 4 twin and 1 family room (sleeps 4), with 5 bath/shower rooms. Downstairs there are three sitting rooms, all of which are beautifully appointed with underfloor heating and luxury leather sofas. The dining room has a table to seat 20. The oak and granite kitchen has a five ring stove and large fridge freezer. There is also a games room with table tennis and table football.

Hamps Barn has 9 bedrooms (4 on the ground floor and including a disabled access wet room), and 7 bath/shower rooms. All beds have quality hand made mattresses and crisp white linen. The luxury kitchen has every facility for large groups including an American style fridge/freezer with ice dispenser, two cookers, and plenty of granite work surfaces. It also has a large beamed sitting room (approx 50 feet long), a small second sitting room with games console and a dining room for up to 40 people. Outside there are 5 acres to enjoy, with walks straight into the Peak District National Park.

Toft Hall is situated on the western edge of the Peak District - and on a clear day there are views for miles to the Welsh mountains. The Hall was once the home of the High Sheriff of Staffordshire and was originally built in approximately 1590. Needless to say there are a wealth of exposed beams and quirky features (including wattle and daub panels, cruck frame and some low doorways). With a lovely mature garden, Toft Hall is the venue to choose if you like a quirky house! It can accommodate 20 people in ten bedrooms with five bathrooms. 4 Double bedrooms, 1 Triple bedrooms (with 3 single beds), and 4 twin bedrooms and 1 single bedroom. Additionally, the detached Toft Barn situated in the courtyard by Toft Hall has a further six bedrooms for an additional 11 -12 guests.

Roaches Hall is a stunning Victorian Hunting lodge. It has an entrance porch with a large oak door and inset lodge gate. The entrance hall has a high panelled ceiling and wood panelled arch. An impressive staircase leads to the first floor. Downstairs there is a cloakroom with an original Thomas Crapper suite with high level WC in the most unusual of curved rooms. The main lounge has large bay windows, stunning views and seating for up to 23. It also has a huge stone fireplace with wood burning stove (logs provided free of charge). The Dining Room has views through a pentangle window in the turret corner and a further two windows, with a feature fireplace. There are three dining tables to seat up to 30 people comfortably. The second sitting room has a feature fireplace and views over the famous Roaches Rocks and leather sofas for eight. A further small snug room contains a computer games console. The kitchen is fully equipped for large parties of guests. A large Rangemaster Oven will cater for the most elaborate of dishes. There is plenty of worksurfaces and cupboard space with a microwave, dishwasher, large American style fridge freezer, and washer dryer. There is a ground floor double bedroom with ensuite disable facility wet room. There are a further 10 bedrooms; 2 quad rooms, 1 single, 3 twins, 4 doubles (including a wonderful Victorian Four Poster). Outside there are eight acres of fields, woodland and gardens for your exclusive use, plus the adjacent land is open access fabulous countryside where you can roam for miles.
