The ground floor of Prosen consists of two ensuite bedrooms, both opening onto private garden areas. The master bedroom features a super king-size bed, flat screen televisions and bi-folding glass doors, while the second bedroom are supplemented with a dressing room and can accommodate either extra-king or twins beds. Moving up the Oak and glass, feature, staircase the main living area is found. A modern, granite worktop, kitchen straddles a large open-plan living area with stylish sofas and a flat screen television. Music is provided wirelessly through Sonos & ceiling speakers and the wonderful view can be enjoyed on the glass fronted heated balcony. Award winning Swimming Pool open daily from 8 am to 9 pm and exclusively for the use of guests the 11.5 meter, indoor pool and Jacuzzi is at the heart of the leisure facilities, commanding beautiful views over the local farmland and beyond. The pool is bookable in 90 minute slots on blackboards outside the building as is the gym. As well as the swimming pool & gym treatments are offered (pre book) Balbinny also has a children's play area, zip wire, outdoor table tennis, small farm shop, as well as a network of fenced footpaths through the countryside past the famous Aberlemno Pictish Stones and along the banks of the Lemno burn. Ideally placed to enjoy the beautiful and often disserted beaches at Lunan Bay and St. Cyrus (One of The Times top 50 UK beaches) as well as exploring the Angus Glens after which the Brochs and Steadings are named. From Glen Isla in the west to Glen Esk in the east there is much to explore. Further afield, the Cities of Dundee, Perth, Aberdeen and St Andrews are all within an hours drive while the capital Edinburgh, can be reached in an hour and a half. Although set in rural Angus, Balbinny is easily accessible, providing country living with none of the drawbacks of isolation.
