Ivy Roost Cottage is a part-thatched country cottage, dating back 400 years, that has been lovingly restored and recently modernised to provide luxury accommodation for up to 9 people. The original cob and thatched cottage was extended with new oak frame building but the cosy feel of the original building is retained with its low oak beam ceilings and inglenook fireplace. The newer part successfully blends with the old, providing spacious communal areas and sympathetically styled but up to date facilities.
Situated on a quiet country road in East Boldre in the New Forest, an Area of Outstanding National Beauty, the cottage sits in its own landscaped gardens and has a private roof terrace that looks out with distant views across the open Forest – the perfect place to relax, unwind and recharge. Ivy Roost Cottage is only 90 miles (1 1/2 hours) from London and perfectly located near the Solent (The Isle of Wight ferry is 5 minutes away) and is under 5 miles from both Lymington town centre and Beaulieu village. The village of East Boldre still has a well stocked friendly village shop and their is a farm shop and 2 excellent pubs within easy reach.
Ivy Roost Cottage offers very high standard furnishings, fixtures and fittings. It combines quality and style with comfort and luxury. There is ample accommodation and living space to relax in the cottage with three main reception rooms, a large kitchen dining room and four beautifully appointed bedrooms, 3 of them under thatch.
The upstairs living room is a spacious double height open plan living area looking out through large double doors onto a private roof terrace onto the Forest. The sense of space, enhanced by the thick oak beams and high-pitched roof, makes for comfortable sitting for all the house guests together for reading, games, TV, music (there is a high-end stereo) or just a doze after lunch.
An open staircase leads down to an airy, large, kitchen/dining room which has views of the garden from all sides and French doors that lead onto front and back terraces. The kitchen/dining room is well equipped with two ovens, a microwave, a 5 ring hob, dishwasher etc, and oak and granite work surfaces. The dining area feels part of the garden, with triple aspect windows, a huge 12-seat kitchen table, the heart of the house, that sits under a 14 feet high oak-beamed ceiling. A place to celebrate!
The ‘snug’ is situated in the old part of the cottage and has comfortable sofas and a lovely woodburning stove for cosy nights around the fire as well as a surround sound system for the TV, DVD/CD, music dock and radio tuner.
The study is a space to sit, read or work (the cottage has the fastest wireless internet connection that is available) as well as a place for children to play (there are many games and puzzles).
There are four luxuriously furnished bedrooms that are especially peaceful, with three sitting under thatched roofs. The master bedroom has a dressing area and en suite, two further twin / double rooms share their own spacious shower room and their is a three-bed room and large bathroom on the ground floor.
In the utility room you will find washing machine, tumble drier, a wet cupboard to dry sailing/walking/riding gear and another shower for your ‘before and after’ hot tub shower and that is readily accessible for the less mobile. There is also an extra freezer so that you can stock up when you arrive.
Stepping outside into the ¾ acre landscaped garden, there are two beautiful terraces, one under a vine and rose-clad pergola for al fresco dining and one a sun trap for afternoon tea and lounging. and plenty of room for family games on the lawn, a huge pine tree with a swing and an outdoor hot tub for a bubbly soak.
