Exclusive Use Barn Conversion with Epic Views

Situated on the top of the Yorkshire Wolds with commanding views over rolling farmland, Kipling House Barn is a 200 year old granary with vaulted ceilings and original oak beams. In 2021 the Barn opened as an exclusive use accommodation for large groups (sleeps 19+) after a two-year renovation!

Our large barn is perfect for families and celebration groups!

Kipling House Barn is based on a working farm with farm animals and is a haven for wildlife, including bats, buzzards, red kites, owls, hares and hedgehogs.

There is a large entrance hall, boot/laundry room and a communal bathroom on the ground floor. All 8 bedrooms have; ensuites, TVs, USB points and luxury bed linen and towels.

Downstairs in Kipling House Barn is a large open plan kitchen-dining-living room with a woodburner and double doors onto the enclosed courtyard garden. The farmhouse kitchen is fully equipped, with a large breakfast bar seating 12. Additionally there is a solid wood dining table which seats 16 and two large sofas facing the panoramic views and a wide screen TV.

The three downstairs bedrooms all open out onto the landscaped courtyard. One bedroom is our accessible room with stylish wetroom en-suite, super king and additional executive single bed. The two other bedrooms host a double bed and the other a super king.

The upstairs of Kipling House Barn features a large living room with floor to ceiling windows for panoramic views of the Yorkshire Wolds. There are five further bedrooms all with super king-size beds (two of which are zip-and-link and alternatively can be dressed as twin rooms). One of these bedrooms is our 'family room' with an additional two single beds. Two bedrooms also have sofa beds which can sleep a further 3 people.

The Barn is heated by energy efficient groundsource heat pumps, and the ground floor benefits from underfloor heating. There are also solar panels on the farm which can supply the majority of the electricity making us close to carbon neutral for the electricity and heating!

Outside, the farm’s former foldyard has been professionally landscaped to create a tranquil garden and courtyard area with ample parking. There is a large hot tub, two sunloungers, a dining table with a barbecue, and two L-shaped sofas with additional benches and coffee tables.

Becky Soanes

Sarah and Andrew Soanes renovated the redundant granary at Kipling House Farm in 2016 - it seemed a shame to let such a beautiful building go to waste! Kipling House Barn was finally completed in June 2021 and open to visitors. Becky, one of Sarah and Andrew's four children, has returned back to the Yorkshire Wolds to manage the beautiful accommodation. Becky is your main contact before, during and after your stay with us. Becky is 27, lives in Beverley, loves to run and walk with her dog Poppy, is technically still a Chartered Surveyor, helps out in the farm office down the road as well as managing the Barn, and is getting married in September 2023! During your stay with us you’ll frequently see; Sarah tending to her Hereford cows; Becky walking her Vizsla, Poppy and; Becky’s brother John driving into the farmyard on a tractor.
