Luxurious Cotswold farmhouse

Nestled into the side of Bredon Hill in the northwest of the Cotswolds and just 15 minutes from the M5, Manor Farm will fulfil all your dreams of a quintessential Cotswold country house but with the benefit of outstanding luxurious modern comfort. Exposed beams, inglenook fireplaces, bread ovens and flagstone floors hark back to the 17th century while underfloor heating and three woodburning stoves ensure a warm and cosy stay even on the coldest days. The location couldn’t be better, separate from the tourist area of the Cotswolds and perched idyllically beneath Bredon Hill, an area of outstanding natural beauty, it is a paradise for cyclists, runners and of course walkers – we are dog friendly as well!

Ideal for larger groups such as three generation families who are looking for accommodation in one of England’s most special areas. It is also only 25 minutes from regency Cheltenham Spa. In May 2022 we were thrilled to be awarded a four star gold award by VisitEngland.

Welcome to Manor Farm - with glorious views the dog friendly Manor Farmhouse is in a beautiful hamlet on the edge of Bredon Hill  -an area of outstanding natural beauty. It has been carefully renovated to provide luxury accommodation but retaining all the original period features. Underfloor heating and three woodburners have been added to ensure a warm welcome! The house sleeps 10 in 5 sumptuous bedrooms, ideal for 3 generation families, special occasions, and friends’ reunions to experience real country living. There is direct access to miles of footpaths over Bredon Hill with pubs along the way - it is a walkers or cyclists paradise. For the less energetic there are two lovely village pubs a short stroll away.

The living space: every room has been carefully designed to create an inviting and warm atmosphere with good WiFi signal in every room.

Sleep well: individually decorated bedrooms offer supremely comfortable super king beds with high quality Hypnos mattresses and beautiful White Company Egyptian cotton bedlinen. All the beds are zip and link so they can be split into full size single beds on request. The bathrooms are beautifully appointed and have fluffy White Company towels and Noble Isle hand wash, shower gel and body lotion.

A fully equipped farmhouse kitchen with a 2 oven AGA, electric oven and hob, microwave, large Miele fridge/freezer, dishwasher, washer/dryer and pine breakfast table seating six - a perfect space to chat with family or friends. The AGA is the epitome of county living - pop a casserole in the oven in the morning and you will have a delicious meal when you return from your daytime adventure. There is nothing like warming yourself next to the AGA when the cooler nights draw in.

The beautiful dining room with a large antique pine dining table that will easily seat 10 people. It is perfect for a celebration meal or get together. There is a large inglenook fireplace complete with an old bread oven with a woodburner for the cold nights. Although this room has wonderful original flagstones, they all sit on underfloor heating!

The snug/office is a useful little room with marvelous funky wallpaper! It has big comfy armchairs, window seat,   ornamental fireplace and small table. This is a quiet space to work if you want to or relax with a book!

The main sitting room is a lovely room with comfortable seating and a large inglenook fireplace with woodburner. A 43’ smart TV is positioned in the corner of the room so you can snuggle up and unwind in front of your favourite film.

Next door is a smaller sitting area with original flagstones with underfloor heating and comfortable seating. It also has a smart 32” TV so is a useful room for guests to spread out and have their own space.

The large utility room is really a second kitchen with a Belfast sink, electric hob and oven, fridge (very useful for beer and wine!) and washing machine. It has a handy pulley Sheila maid drier. The Original flagstone floor has underfloor heating so dogs will love sleeping in here.

On the first floor:

The beautifully decorated large Master bedroom with super king zip and link bed with a super comfy Hypnos Mattress and White Company Egyptian Cotton Sheets. This room has a large en suite bathroom with roll top bath, separate walk-in shower, wash basin and WC.

The pretty bedroom two is adjacent to the Master bedroom and second stairs with a super king zip and link bed with super comfy Hypnos Mattress and White Company Egyptian Cotton Sheets. This room has lovely hill views and a en suite shower room, with walk-in shower, wash basin and WC.

Bedroom three is a large room with stunning Farrow and Ball wallpaper, a super king zip and link bed with a Hypnos Mattress and White Company Egyptian Cotton Sheets.

Bedroom four is a beautiful large room with a super king zip and link bed with a Hypnos Mattress and White Company Egyptian Cotton Sheets.

Family bathroom with roll top bath, shower over the bath, wash basin and WC.

Up a steep staircase to the second floor:

Bedroom five has a super king zip and link bed with a super comfy Hypnos Mattress and White Company Egyptian Cotton Sheets. It has glorious far reaching views and plenty of original quirks including low beams and uneven floors. An en suite shower room with walk-in shower, wash basin and WC.

Outside the large enclosed south facing garden has glorious open views and is a wonderful place to relax and socialise. There is an outside table and chairs seating 10 and also a Weber gas barbecue. There are four reclining garden chairs so you can put your feet up, lay back and snooze. The covered veranda has a sink for washing off boots and muddy dogs and is a useful covered area for bikes.

There is direct access to walks of varying lengths straight from the garden. There are maps and suggested walks showing the pubs in the information basket in the house.

Dogs: we love to welcome up to two well behaved dogs at Manor Farm, but it is by arrangement only. There are many lovely footpaths to explore on Bredon hill straight from the farmhouse. We ask that he/she be kept overnight in the utility area (which has underfloor heating). During the day, dogs are welcome to come into the kitchen and dining room but we do not allow them to sit on the soft furnishings or go upstairs. There is a small courtyard garden which can be shut off from the main garden with a wooden gate and that should be dog proof for all but the smallest dog! The main garden is enclosed but it is not fully dog proof as there may be holes in the box hedge so please do not leave your dog unattended in the main garden in case he/she escapes. There are sheep, cats and chickens nearby so it is important that dogs are not allowed to roam loose. Also, when outside in the fields around the house, your dog must be kept at all times on its lead and please keep to the footpaths. Any dog poo in the garden area can be cleared up and put in the blue wheelie bin please.

Meet the owner

Liz Smith

Our family purchased Manor Farm and its courtyard 5 years ago. My husband and I live in Ashton under hill which is another village at the foot of Bredon Hill. Our eldest son, Charlie, who has a building company painstakingly undertook the renovation of the Manor Farm. Because it had never been modernised it retained many original features. Two of the inglenook fireplaces had been filled in and we had the exciting task of uncovering them only to find a second bread oven! Charlie insisted on lifting all the flagstones, taking them out and putting underfloor heating underneath. Amazingly they all went back intact! So, it has been a house of many surprises. In the main threshing barn, we found an old hay wagon. This has now been used as the base for our Shepherd’s Hut. It was exactly the right size. Our younger son, Will, cleaned and renovated the chassis and built a bespoke shepherd’s hut on top of it. He made the oak windows and door and designed and made the beautiful blue resin tables. We love that our family has been able to put our hearts and souls into Manor Farm and the shepherd’s hut and are so pleased to share both with you. Liz and Jamie Smith
