Beautifully renovated barn in rural Sussex

The Black Barn is located at the top of a farm lane, accessed by an electric gate. To the north and east there are stunning views across farmland and woodland as far as the eye can see whereas just a short stroll of less than 5 minutes to the south lies the thriving village centre of Herstmonceux with a pub and a number of excellent food establishments, as well as all the usual amenity shops.

The single-storey barn has been renovated to a high standard and the living/dining/kitchen area is open plan and fully equipped. Dishwasher, washer/dryer, hob, oven and fridge/freezer are all integrated whilst the microwave is a counter top model.

The largely hand-made soft furnishings co-ordinate beautifully with the decor to create an atmosphere of country calm mixed with modern luxury.

Outside there is a patio area with furniture to seat 4 and a barbecue. There is also a raised deck area with sunchairs and drinks table to relax and take in the breaktaking views.

The property has the added benefit of an EV charging point for electric and hybrid cars.

Meet the owner

Liz Hobden

Liz Hobden moved to Nunningham Farm in 2010 with her husband Jon and their 3 children. The farm is home to a herd of almost 100 beef cattle, mainly Sussex cows and a pedigree Sussex bull. Since gaining planning permission in August 2020 to convert a storage barn into a holiday let, Liz has thoroughly enjoyed overseeing the renovations and especially creating an interior which amalgamates all the modern amenities you would wish to find in a stay away from home with the rustic feel of oak carpentry, country-style furnishings and the cosy warmth of a log burner. Living at the end of the farm lane Liz is never far away to help with any questions or needs that guests may have - and you will always be offered a very warm welcome!
