A fabulous location, stunning scenery & great walking from the door!


Swainsley Farm is very private with parking well away from the nearest road. The cottages are special – we’re in an idyllic and spectacular location in a wonderful part of the Peak District National Park (the south-western Dales including the beautiful scenery of the Manifold Valley and Dovedale). The cottages have amazing views with great walking straight from the door!

Great care has been taken to convert traditional, 18th Century agricultural buildings into three lovely cottages. Comfy beds with mattress toppers, iPod docks, Nespresso coffee machines and premium quality linen and robes are some of the things you can expect. Why not pamper yourself and book holistic and beauty therapies in your cottage? Larger groups wishing to book two or all three cottages please note that the Coach House has a very spacious lounge and the Haybarn can be arranged to dine upto 12 people.

Guests are able to explore lush, tranquil dales and wild, romantic highlands while the less energetic may wish to simply stroll along the banks of the Manifold into Dovedale. There’s lots of pretty villages with lovely old churches and ancient inns - we are about a mile from the pretty village of Butterton which has a lovely old pub, the Black Lion. The Manifold Inn is just a short walk or bike ride along the Manifold Trail and the Greyhound in Warslow is a 3/4 mile walk through fields. The George Inn in Alstonefield is a ‘gastro-pub’ with many accolades for its food.

There’s a teashop at Hulme End (a short walk or bike ride along the Manifold Trail) and the very pretty village of Hartington (a 5 minute drive away) has a duck pond, ancient church, coffee and tea shops, village store, newsagent, post office, garage/fuel, the Devonshire Arms, the Charles Cotton Hotel and a doctors surgery/pharmacy.

We are located directly above the Manifold Trail (a disused former narrow-gauge railway line providing 9.5 miles of truly amazing cycling). The trail passes through deep dales where the river occupies a gorge-like valley sliced into a landscape containing some of the UK’s finest ash woodland.

We have a selection of adult road and mountain bikes for our guests to use at no charge and a complimentary pass is available for visitors wanting to use the swimming pool, gym etc. at our local Leisure Centre. Fishing, pony trekking, watersports and golf are all available locally. The Manifold Trail is great for wheelchairs and pushchairs.

The lively market towns of Buxton, Bakewell, Ashbourne, Matlock and Leek are all within a 15-20 minute drive and many attractions including Chatsworth, Alton Towers and National Trust properties are within 10-15 miles.

Visitors should note that mobile reception in the National Park is very patchy and there’s non in the Manifold Valley - but all networks are available in Butterton. Guests are always welcome to use our landline and the cottages have WiFi (our rural broadband is good for emails and web-browsing but it’s not superfast!)

Working overseas and looking for a home in the UK, we fell in love with Swainsley Farm one day in November 1979. The sun was shining brightly, there was a little snow on the ground and we were amazed by the beauty of the Manifold Valley - everything was so incredibly peaceful and pristine! It’s the only home we have ever had and it’s been a wonderful place to bring up three daughters. 18th C. farm buildings were not viable in terms of modern agriculture and holiday cottages seemed the best way of preserving them. We’ve been members of Premier Cottages almost from its inception and we’ve tried to provide what we would want: quiet, peaceful and luxurious accommodation in surroundings where it’s easy to relax and unwind. The Peak District offers a huge range of activities … we’d love to welcome you to our spectacular home! Chris & Liz.
