A spacious hayloft in an historic village setting

The Hayloft is an inviting and warm barn conversion with views over the church and courtyard. It has its own entrance with spacious living on the first floor and combines impeccable interior design and an eye for detail with modern comforts - all vital ingredients for creating a memorable stay.

It’s airy open plan living space has wooden floors, big Persian rugs, vaulted ceilings and lots of light. The kitchen is well equipped and has everything needed for an excellent break.

As with all our properties there is a smart TV, Netflix and fast WiFi. It’s easy to create a special night with luxurious furnishing to sink into and your fill of Geoff’s free gourmet ice cream. The bedroom (and en suite with shower) has a comfy pocket-sprung zip and link super king-size bed ensuring a perfect night’s sleep. The bed can be split to make two singles.

At the back of the house there is large private shared garden with outdoor seating, outdoor woodburning stove and barbecue area. We have just Installed in May 2022 a new Skargards wood-fired hot tub for the exclusive use of Hayloft guests. For those who enjoy the ultimate treat we also have a freezer full of Geoff’s home-made ice cream. You are very welcome to help yourself.

Please note The Hayloft is suitable for children under 1 or over 12 years old.

Our location is great for exploring the outdoors. There are many scenic footpaths accessible from your door. Fineshade Woods, Grounds Cafe and the Jurassic Way are easily reached on foot from Kings Cliffe. They offer easy, short or long walks, many with circular routes and the opportunity to stop at local village pubs such as Apethorpe, Bulwick or Woodnewton.

Another way of exploring our area is to borrow one of our complimentary bicycles. We are blessed with a myriad of on and off-road tracks. Fineshade Woods in particular has designated xc bike trails or alternatively you could bike to a historic beauty spot such as Fotheringhay Castle Mound, Seaton viaduct or Deene Hall. We have maps in all the properties to help you choose the best routes.

Shopping-wise, Kings Cliffe has a small general store, greengrocers, bakery, café and pub. Further afield, and only fifteen minutes drive away in each direction, are the attractive market towns Stamford, Oundle, Uppingham and Oakham. They are all a joy to visit and have plenty of foodie pubs, cafes, fine dining, markets antique shops and other curiosities.

If you love visiting historic houses and gardens then Burghley House and Barnsdale Gardens are a must. If you want outdoor adventures and water sports then visiting Rutland Water is a 10 miles away.

Bookings are covered by our Cancel Cover insurance policy so that if you cancel up to and including 2 days before check-in date for any reason beyond your control, other than Coronovirus illness or self-isolation, you will receive a refund of 95% of the accommodation costs you have paid.

Sarah Winfrey

We have lived at Hall Farm for over seventeen years and returned here with a young family after living in Australia for a short period. Geoff was working in the water industry and Sarah was doing a fine art scholarship. Since coming back and while the family has been growing up, we have spent an enormous amount of time and energy renovating and developing the property to what it is today. Our first guests came in 2006 when we started with one bed and breakfast room. Now there are three self-catering properties and looking back it has been quite a journey! We feel very lucky to have been part of this amazing place’s history and hope that our guests will get real pleasure staying here.
